New York City Flatiron Building Officially Now Selling Apartments

You can’t walk through New York City’s Flatiron District without seeing the Flatiron Building. It first opened in 1902 and has been part of the city ever since. And for the first time in 124 years, an era has arrived where you can call your home as long as you have the money.

The Flatiron Building, previously a commercial building, has been converted into 38 luxury condominiums and is expected to be fully completed later this year. Apartments in the building range from three-bedroom units priced at approximately $10.95 million to 21st-floor penthouses priced at more than $50 million. Corcoran Sunshine leads the sales and marketing of all Studio Sofield designed apartments.

“There are few buildings in the world that elicit such an emotional response as the Flatiron Building, and reimagining this iconic landmark as a home has been an exciting and deeply meaningful experience. We approach this experience with the utmost care and respect,” William Sofield, designer and founder of Studio Sofield, told CNBC Make It in an email.

There are currently two four-bedroom, four-bathroom units available, priced from $16 million to $18.9 million. Other parts are expected to be available later this year, with three-quarters of the building expected to be completed by July.

The 11th floor apartment is 3,828 square feet and occupies two corners of the building.

The first is an 11th-floor unit that went on the market on January 24th for $16 million. It measures 3,828 square feet and occupies two corners of the building, facing south, east, and west.

A distinctive feature is the great room, which measures 58 feet by 21 feet and has 10-foot ceilings.

“You’re in a historic building and you’re looking at a historic facade, and it faces southwest, so it gets a tremendous amount of light,” James Rancil, senior managing director at Corcoran Sunshine Marketing Group, told CNBC Make It.

The second apartment is on the sixth floor and is listed for $18.9 million. It measures 4,654 sqft and has a great room measuring over 63′ x 26′. There is also an additional half bathroom. The unit offers views of Madison Square Park, 5th Avenue, and Broadway.

Lancil said the apartments in the Flatiron Building are special because each unit is slightly different from the others.

“Each one has its own personality, and that personality is reflected in the historic decorations that surround the outside of the windows,” he says.

“What was modern about the 1902 Flatiron Building is still modern today. The reimagined interior reflects a love of craftsmanship, texture, and history. We carefully considered what design would best respect the integrity of the site and its place within the city,” says Sofield.

The 6th floor apartment measures 4,654 square feet with a great room measuring over 63 feet by 26 feet.

The transformation of the Flatiron Building will begin in 2023 and is a redevelopment led by the Brodsky Organization and Sorgente Group.

“The process was thrilling because the building has historical and architectural interest, as well as an iconic shape,” Rancil said.

Landsill added that because the building was designed for commercial use, it took the team about eight months to develop a concept that made sense. They eventually built two full-floor units on the 20th and 21st floors, in addition to two units on each floor: north and south apartments.

Facilities include a 60-foot lap pool, fitness center, billiards room, and piano lounge.

Part of the conversation included adding 21st century amenities such as a wellness center, fitness center, sports simulator, lounge, 60-foot lap pool, billiards room, and piano lounge. The building also offers storage and a wine cellar for the exclusive use of residents at an additional cost.

As of press time, four apartments in the building have already been sold, Rancil said.
